1. Acceptance of Terms

By accessing or using VerifyRent.org ("the Service"), you agree to be bound by these Terms of Service. If you disagree with any part of these terms, you may not access the Service.

2. Description of Service

VerifyRent provides automated rent reasonableness verification services for nonprofit housing organizations. The Service includes market rent analysis, HUD Fair Market Rent comparison, and generation of compliance documentation. Results are based on available market data and should be used as one component of your compliance process.

3. User Accounts

When you create an account, you must provide accurate and complete information. You are responsible for:

  • Maintaining the confidentiality of your account credentials
  • All activities that occur under your account
  • Notifying us immediately of any unauthorized use

4. Credits and Payments

  • Credits are required to perform rent verification checks
  • Free monthly credits (5) reset on the 1st of each month and do not roll over
  • Purchased credits never expire
  • All sales are final; refunds for unused credits are available within 30 days of purchase
  • Prices are subject to change with notice

5. Acceptable Use

You agree not to:

  • Use the Service for any unlawful purpose
  • Share account credentials or allow unauthorized access
  • Attempt to reverse engineer or extract data from the Service
  • Use automated systems to access the Service without permission
  • Submit false or misleading information

6. Data Accuracy Disclaimer

While we strive for accuracy, rent estimates and market data are based on available information and may not reflect all market conditions. The Service should be used as a tool to assist with rent reasonableness determinations, not as a sole source of compliance verification. Users are responsible for ensuring their determinations meet all applicable regulatory requirements.

7. Limitation of Liability

To the maximum extent permitted by law, LCO Software Inc. shall not be liable for any indirect, incidental, special, consequential, or punitive damages resulting from your use of the Service. Our total liability shall not exceed the amount you paid us in the past 12 months.

8. Intellectual Property

The Service and its original content, features, and functionality are owned by LCO Software Inc. and are protected by copyright, trademark, and other intellectual property laws. Reports generated by the Service may be used by customers for their compliance purposes.

9. Termination

We may terminate or suspend your account at any time for violations of these Terms. You may cancel your account at any time. Upon termination, your right to use the Service will immediately cease.

10. Changes to Terms

We reserve the right to modify these terms at any time. We will notify users of material changes via email or through the Service. Continued use after changes constitutes acceptance of the new terms.
